Jobs Description

• Supervising teams of cleaning, security, repair & maintenance, facility & tenant management at PPL Office (Central Office) and teams of security, gardening and cleaning at AY CITY, Greenfield and Stone Villa; • Checking trees and maze for AY CITY; • Solving problems related to property management with regards to tenants and facilities as well as problems with cleaning, security and gardening at PPL Office, AY City, Greenfield and Stone Villa; • Preparing Roster Schedules for Cleaners, Security Guards and Gardeners at all sites for submitting to Chief Operating Officer (COO) for review and approval, and making sure they are on duties; • Preparing security plans and manpower arrangements at all sites for Sundays and public holidays and spot-checking at the sites to ensure safety and security; • Preparing weekly summary reports about security, cleaning/nursery, gardening and property management and other related reports for submitting to COO for reviews every Sat morning, and joining the weekly meeting with COO every Sat morning from 09:00am; • Preparing Emergency Plan for security matters at all sites and immediately taking actions when something happens; • Conducting headcount planning and supports with recruitments of manpower in case of shortage, resignations, replacements, rotations or movements; • Preparing Job Descriptions for staffs, rules and regulations and announcement for property management; • Conducting research on the market prices of tenant rentals, proposing tariffs and commission rates to COO for review and approval for executions and responsible for finding, screening and managing tenants for the landlord; • Acting as the main point of contact for the tenants and dealing with tenant payment issues; • Reviewing Tenant Agreements and proposing to COO for further review and approval; • Handling emergencies, complaints, evictions, leases and move outs, maintenance requests and noise complaints; • Responsible for inspecting the unit, checking for damages and determining what portion of the security deposit will be returned to the tenant when a tenant moves out, asking staffs to clean the unit, repair any damages and finding a new tenant; • Dealing with evictions in case a tenant does not pay rent or otherwise breaches the terms of a lease, filing and moving forward with an eviction; • Setting the lease term and making sure it has all the necessary clauses to protect the owner, including determining the amount of security deposit required; • Assisting COO with budgeting and maintaining records of all income and expenses; list of all inspections, signed leases, maintenance requests, any complaints, records of repairs, costs of repairs, maintenance costs, record of rent collection and insurance costs; • Assisting the property owner with understanding how to file taxes for the investment property and supporting with filing taxes for the property; • Directly reporting to COO when going out on any mission as assigned; • Performing other tasks as assigned by COO;

Jobs Requirement

• Master/Bachelor’s degree in Management; • Ensuring that the properties under his/her care operate smoothly, maintaining their appearances, and either preserving or increasing in values; • Showing properties to prospective tenants or buyers, explaining occupancy terms and collecting monthly rents; and paying taxes and other maintenance fees; • Spot-checking, controlling and supervising overall works of nursery, security, cleaning and gardening at central office and at all sites;
