Budget range: Negotiable Date of join: As soon as possible Report to: General Manager Responsibilities: • Meet the target of new Store Opening every year • Researches and recommends potential new store locations for expansion within the market. Conducts field and financial evaluations, assists in estimating development costs and construction time, and obtains management approvals. • Helps develop real estate negotiation strategy and positioning. Works with group leasing team to negotiate terms and conditions • Ensures that all local construction, approvals and required business permits are obtained on a timely basis • Working on sufficient pipeline to support the store opening • Approach current and new developer for their upcoming projects • Do the market research and portfolio analysis for the key competitors • Identify the potential trade area to propose to General Manager • Get the alignment with other Department for endorsement before doing the budget for investment • Works with group leasing to develop, implement and maintain a central lease management system for the market, and ensure that leases are renewed in a timely manner with optimum profitability. • Acts as a liaison with Starbucks Coffee Regional and International offices to ensure smooth communications and keep each other informed of the latest projects to optimize brand and business results. Establish a great relationship with our all cross functional partners from all relevant offices to positively influence decision makings • Keep track with retail market and update to General Manager frequently

Requirement: • At least 4 years retail or restaurant new store rollout or others • Real estate deal-making and negotiations • Identify store development opportunities and propose potential sites with research and analysis to business unit. • Build good relationships with landlords, developers, brokers and relevant government authorities. • Gather and evaluate economic, demographic and other market data to identify and prioritize key markets • Manage rental cost and evaluate opportunities of portfolio to improve sales and profitability • Ensure quality control standards for real estate transactions. • Support Real Estate team to achieve company goals and build them up for personal development needs. • Keep track on competitor expansion • Conduct a tour site visit for General Manager and other Department and work out the sales and rental projection • Keep a good team work with internal and external smoothly We offer you a career with Starbucks, a great working environment, a rewarding package, systematic training programs and employee benefits.
