Jobs Description

* Job Purpose (State in one sentence the overall objective of the role) - The Construction Manager is in charge of overseeing projects of the company from conception to completion; focused on its overall planning, coordination, and control, to ensure the delivery of projects within set budgets and timeframe * Major Accountabilities (Describe the 5-7 main results of the role to be achieved ) * Project Planning - Thoroughly understand project scope, check drawing/specifications and project relevant information. - Plan direction of build and locations for warehouses and on site storage. - Identify critical path issues such as services and put plans in place to meet key dates. - Identify in advance a schedule of information required to meet the construction programme and circulate as necessary. - Ensure the right quantity and calibre of staff are recruited Construction Programme - Produce programme and monitor and review in conjunction with Site Manager to ensure adherence to programme - Align with the Director project objectives, to ensure up to date understanding of completion targets in order to ensure the Construction Programme optimizes revenue generation for each development. - Liaise with the Supply Chain on the appointment of suitable sub-contractors and suppliers to ensure adequate resources and expertise to achieve required quality within agreed timescales. - Liaise with the Supply Chain to ensure that purchase orders are properly processed - Attend weekly Construction meeting and keep the management team fully informed of site issues, progress and take action to rectify any non-conformance on a daily basis Construction site management - Manage construction team: mentor, schedule, recruit and enhance performance of team members through all construction phases. - Communicate and supervise effectively contractors responsible for completing various phases of the project. - Coordinate with suppliers for the most efficient cost-effective application and working methods. - Order materials and coordinate with warehouse team for storage issues - Be the point of contact on site between our team, contractor and design professionals to discuss and resolve matters such as work procedures, complaints, and construction problems. * Construction Quality - Monitor and inspect developments regularly to ensure that all quality control procedures are being adhered to and that the highest standards of construction are being achieved Construction Costs Liaise with the Supply Chain and Finance to ensure site and construction costs are being controlled within budget. Attend all cost value comparison meetings to review costs and take necessary action to rectify variances. - Maintain full financial accountability for the project; requires approval, dis-approval, and issuance of VOs (variation orders) that pertain to direct job cost. - Review all extra over costs and variation orders to minimise cost whilst ensuring programme and quality is achieved. * Health Safety - Comply with responsibilities in order to ensure a safe working environment for employed staffs, sucontractors Customer Satisfaction - Monitor and continually review the quality being produced to ensure that at all stages of construction the highest standards are being achieved. - In liaison with Sales colleagues, review services to customers, both pre and post completion; and together with a quality product deliver the highest standard of customer satisfaction. - Responsible for effectively managing the Construction function to ensure best practices are followed, costs are controlled, the Department maximizes revenue generation and contribution to the company’s operating profit and increases the value added to the company. * Key Performance Indicators (Indicate how performance for this role will be measured) - Comparison estimated cost vs actual - Comparison estimated time vs actual - Quality expectation requirements vs actual defects - Customer satisfaction with management of project - Customer satisfaction with product
