Jobs Description

* ULS is seeking an experienced sales professional who has helped to build a team from ground up. This position will be leading the sales strategy on up to 8 projects this year and needs to be able to hit the ground running, knowing exactly what needs to be done in their 1st month, 4th month and 28th month. ULS currently operates two small showrooms for two projects and expect to expand to 8 projects in sales by the end of the year. Note: This is a new team, currently proposed to be divided between Commercial and Home sales, with very different approaches. The direction and approach will be finalized with the selected candidate. * Specifically, this position will focus in the following areas, in order of priority: • Experience in launching new products and working with Project Managers to develop unique selling propositions; • Development of sales timelines with clear, achievable goals and thorough understanding of the time required to prepare and execute; • Develop team methods to build and maintain strong, long-lasting customer relationships; • Understand market-specific landscapes and trends; • Reporting on forces that shift tactical budgets and strategic direction of accounts. • Implement Phnom Penh and Siem Reap sales programs by developing field sales action plans; • Build project level and portfolio level sales team as well as a range of select agents and consultants; • Plan, maintain and monitor sales results by training, motivating and disciplining team members; • Ability to weigh multiple projects at one time and balance resources; • Develop both divisions of sales team so that they fully understand customer requirements and provide solutions for them; • Determine annual unit and gross-profit plans by implementing marketing strategies, analyzing trends and results; • Maintain sales volume by tracking changing trends, economic indicators, competitors, and supply and demand. • Maintains professional and technical knowledge by attending educational workshops, reviewing professional publications, establishing personal networks, and participating in professional societies.

Jobs Requirement

-Bachelor’s Degree in any field (experience is more important); -Minimum 10 years of sales experience; -5+ years in an active sales management role with experience overseeing a team of at least 5; - Experience developing a team, defining processes, sales training, product curriculum development, etc.; -Ability to communicate, present and influence all levels of the organization; -Proven ability to drive the sales process from plan to close; -Proven ability to articulate the distinct aspects and stories of all products; -Proven ability to position products against competitors; -Demonstrable experience as a seasoned sales professional, developing client focused solutions; -Experience targeting Cambodian audiences or other developing markets in the region; -Experience in the real estate and property development industry preferred but not essential. *Languages: Fluent in English, competency in either Khmer or Chinese (Mandarin) preferred but not essential. *Working hours: Approximately 40-45 hours per week. Due to the nature of this position, frequent travelling and weekend work will be required. *Reports to: This position will report to the Managing Director. * Direct reports to: This is a new team, currently proposed to be divided between Commercial and Home sales, with very different approaches. We are currently proposing two direct reports for these divisions and a full team of Sales Consultants.
