Jobs Description

- Maintain building systems by contracting for maintenance services and supervise repairs. - Establish sale/rental rate by surveying local rates, study client expense tendency, calculate overhead costs, cost of depreciation, and cost of monthly taxes. - Attract tenants by advertising vacancies, obtain referrals from current one, explain advantages of location and services, and show units. - Contracts with tenants by negotiating leases and collect cash deposit. - Accomplish financial objectives by collecting rent fee, paying bills, forecast requirements, prepare budget, schedule expenditures, analysis variances, and initiate corrective action. - Maintain property by investigating and resolving tenant complaints, enforce rules of occupancy, inspect vacant units, plan for renovating, supervise repairs, and sub-contract with best suppliers. - Secure property by contracting with security patrol service, install and maintain security devices if found. - Establish and enforce precautionary policies, procedures, and respond to emergencies by confront violators as soon as required. - Prepare reports by collecting, analyzing, summarizing data and trends. - Updates job knowledge by participating in educational opportunities, reading professional publications, maintaining personal networks, and participating in professional organizations. - Supervise front desk operation, manage customer service and care - Accomplish organizational goals by accepting ownership for achieving new and different requests. - Assure the filing of all legal and regulatory documents and monitors compliance with relevant laws and regulations. - Assist other task assigned by Managing Director

Jobs Requirement

- Have Property managing experience for more than 3 years - Bachelor degree of marketing, business management, or equivalent. - At least three year experiences in managing operation in apartment or front desk in hotel. - Good communication, honest, integrity, good organizational, excellence leadership, great interpersonal, hard work, perfect planning and mentoring skill. - Clear instruction and ability to motivate others is an advantage. - Profit oriented person and commit to delivery result with a specific deadline. - Good command of English language - Computer proficiency: MS. Word, Excel, Power Point, Internet, and Email.
